Project Overview
The Zaheerabad Industrial Smart City (ZISC) is set to commence its infrastructure works in the coming months after securing necessary approvals. This ambitious project is designed to attract investments totaling 15,000 crore and aims to generate approximately two lakh (200,000) jobs in various sectors, including food processing, automotive, metals, and military equipment.
Managed by the Telangana Industrial Infrastructure Corporation (TGIIC), ZISC will encompass manufacturing units within the wider Hyderabad-Nagpur Industrial Corridor. Recently, TGIIC has invited tenders for the design, construction, testing, commissioning, operation, and maintenance of the Smart City’s infrastructure.
Phase I of ZISC will develop 3,245 acres in the Zaheerabad area of Sangareddy district. Of this land, about 1,900 acres will be dedicated to industrial development, while 650 acres will focus on green spaces, and the remaining area will comprise logistics, residential, and commercial infrastructure. The project initially began as a National Investment Manufacturing Zone (NIMZ), intending to cover about 12,300 acres and integrate 17 villages in Sangareddy.
The project was included under the National Industrial Corridor Development and Implementation (NICDIT) program, which has backed its funding. The NICDIT board approved the project last year, with the estimated cost set at 2,369 crore. The equity investment will be split between TGIIC (51%) and NICDIT (49%), with the remaining funds sourced through debt to the special purpose vehicle created for this initiative, NICDIT Zaheerabad Industrial Smart City Limited.
Currently, around 2,900 acres of the total 3,200 acres have been acquired, with procurement of the remaining land expected to be finalized shortly. The Telangana government has also previously allocated land to companies such as Vem Technologies and Hyundai within this area. The project’s overall area was later extended to 3,245 acres, excluding the land assigned to these companies.
Officials anticipate that the tenders for infrastructure development will be awarded by October, with completion expected within the next 18 months. This Smart City project intends to not only bolster local industry but also significantly increase employment opportunities in the region.
